A Vacation Rental Agreement Under The North Carolina Vacation Rental Act Is Different Than A Hotel/motel Reservation. (Enacted Legislation Chapter 42A) the rights and obligations of the parties to this agreement are defined by law and include unique provisions permitting the disbursement of rent prior to the tenancy (occupancy) and expedited eviction of tenants. your payment of money or taking possession of the property after receipt of this agreement is evidence of your acceptance of the agreement and all provisions of the arc reservation policies and your intent to use this property for a vacation rental.
A reservation is not confirmed until you receive a confirmation email directly from ARC. If your reservation was made through and On-Line Travel site such as Booking.com, Expedia, Airbnb, etc. you are not entitled to a refund of the difference if you later discover you paid a higher price per night than if you booked directly on ARCs website – www.ashevillerivercabins.com
A Completed Reservation is one for which you have received a confirmation email from ARC and signifies acknowledgment, understanding, and agreement with the following policies:
- To guarantee your reservation a Pre-Authorization of ½ the total due will be applied if the reservation is 30 days or more from the date the reservation is booked. If the arrival date is within the next 30 days, the full amount of the reservation will be Pre-authorized. Pre- authorizations usually expire with in 30 days (depends on your bank). You may see a New pre-authorization if the original expires before your arrival date.
The full amount of the reservation will be charged to the Card used for the reservation sometime within 7 days of arrival.
If you choose to use a Debit Card to make your reservation, please be sure there is enough money on the card to cover the full amount of the reservation at the time of booking. If the Debit Card or Credit Card should fail Pre-authorization of the full amount, we will attempt to contact you by the phone number and by the Email address on your reservation. You will have 24 hours to change the Card online or give us a call at 1-828-684-9147. If we do not hear from you within 24 hours, your reservation will be canceled.
For Reservations Made For The Same Day Or Within The Next 24 Hours, We Will Attempt To Contact You By Phone Only. If You Do Not Answer And Do Not Return Our Call Within 1 Hour, We Will Cancel The Reservation Immediately And Call You Again To Advise You Of The Cancellation. In The Event Of A Cancellation Due To A Failed Card, Any Money Successfully Charged By Us Prior To The Failure Of The Card Is Non-Refundable.
Covid-19 Cleaning Procedures
As a former Registered Nurse, our cleaning procedures are reflective of that experience. As long as Covid 19 remains a threat, we will continue to clean our cabins as follows. Initially we clean the entire cabin using the usual cleaning products. Then we place a UV light in the cabin for 30 minutes. We then re-clean every surface in the cabin with an “antiviral” disinfectant. Finally, we open the windows in the cabin while running the HVAC unit on recirculate to exchange inside & outside air. Finally, we clean the HVAC filter with the anti-viral disinfectant.
Deposit will be refunded less $50 administrative fee for cancellation 31 days or more prior to arrival. You may choose to have the deposit retained for a future booking (within 12 months) in which case, the fee is waived. No refund if reservation is cancelled within 30 days of arrival unless we are able to rebook the cabin in which case you will be refunded for any days rebooked.
In the event, any Federal, State or Local agency interferes in any way with your ability to travel (verified online) or our ability to accommodate you, for example: travel restrictions or lock downs, the above cancellation policies are voided. In this case we only ask you notify us as soon as possible and there will be no cancellation penalties, and a full refund will be issued of any deposits already charged.
MECHANICAL FAILURES / REPAIR:
Asheville River Cabins is not responsible for mechanical failures such as, but not limited to, Heating/Air Conditioning, Direct TV or Cable/Internet outages or Power outages or any appliance that fails to operate properly during your stay. These failures are beyond our control & no refund or rent reduction will be given. Please report inoperative equipment and we will make every effort to have repairs done as quickly as possible during reasonable hours.
Guests agree to hold Asheville River Cabins harmless for any accident or injury whatsoever that may occur on the rental property during occupancy.
ARC does not refund or prorate for early check-outs.
Rates are subject to a 7% NC tax and a 6% Buncombe County Occupancy Tax and a $3.50 per stay River Reclamation Fee
Rates are subject to change without notice.
Water activities in the river are conducted At Your Own Risk. No lifeguard is on duty. If your pet goes for a swim, please let them dry off completely before coming back in the cabin.
Using a Debit Card

For reservations made for the same day or within the next 24 hours, we will attempt to contact you by phone only. If you do not answer, and do not return our call with in 1 hour, we will cancel the reservation immediately and call you again to advise you of the cancellation.
In the event of a cancellation due to a Failed Card, any money successfully charged by us prior to the failure of the card is NON REFUNDABLE.
Rates & Occupancy
Check-in time is 3:00 pm and checkout is 11 am.
Early check-in or late check (up to 1 hour) is only available with prior approval.
RATES & MAX OCCUPANCY
The base nightly rate on all of our cabins covers up to 2 Adults.
Adults are defined as anyone 16 yrs. of age and up.
Up to two (2) Children under 16 yrs. Stay free in all cabins except
The BEAR Cabin #8
The nightly rate on the Bear Cabin covers up to 2 Adults 16 yrs. and up and up to 4 children.
Max Occupancy in the Bear cabin is any combination of 6 people.
Max Adult Occupancy in the Bear Cabin is Four (4).
The first two (2) ADULTS are included in the base rate. Each additional Adult (16 yrs. And up) is an additional $25.00/night.
2 Adults and up to 4 Children, 3 Adults and 3 Children, 4 Adults, and 2 Children.
The 200-Year-Old Cabin
The nightly rate on the 200 yr. old cabin covers up to two people. Because of its size (Approx. 300 sq. Ft. and layout, One Queen bed but no Sofa, Maximum occupancy in the 200 yr. the old cabin is 2 People. Two (Adults) or One (1) Adult and One (1) Child All other cabins can accommodate a combination of 4 people.
The nightly rate covers up to 2 adults and 2 children.
Max Adult occupancy is two (2).
Please read our pet policy completely and then send us an email to email@example.com stating the name on the reservation, your arrival date, and the fact that you have read, understand, and agree to abide by our pet policy.
Our dog-friendly vacation rentals mean we want you and your 4 legged friends to enjoy some time in the mountains together.
If we discover that you have a pet in one of our cabins Not Listed on your reservation, we will add the $15.00 pet fee/night and the $100 refundable security deposit.
Because we have many human guests that reserve extended stays, we charge $15/dog/night – Max 2 dogs under 80 total lbs. The total weight of both dogs must be under 80 pounds. In other words, we cannot accommodate 2 Labs weighing 50 lbs. each but we can accommodate 2 labs, 1 Lab (50 lbs. and 1 other under 30 lbs, or 1 Lab of 50 lbs. and another breed under 30 lbs. If this is confusing, sorry, it confused me trying to write it. Do your best, is all we ask. We then donate $5 of your pet fee to the Asheville Humane Society. The animals thank you in advance!!!!!

A refundable deposit of $100 is applied for first time visiting dogs and people. If you are checking out prior to 9 am, The deposit is returned to the same Credit Card within 5 days of your stay if there is no damage or additional cleaning (Including pet hair) in the cabin. If we do find damage or excess pet hair, we will document with photos and have them available to send along with an explanation of the charge if any is necessary If there is no damage or excessive cleaning, your deposit will be refunded immediately.
You will be notified within 48 hours if there is a deduction in your deposit. If no damage, or excess cleaning, the deposit is not applied to future subsequent stays.
Please do not allow pets on our furniture and beds.
We trust that you will respect our property and the comfort of other guests. We ask you to clean up after yourselves and your pets (Including Pet Hair) if any and including outside, gather and take your trash out to the trash can and secure the lid, leave your used towels on the bathroom floor. Understandably, if there is any damage caused by you or your pet, including accidents in the cabin, you will be responsible for the cost of replacement, repairs or additional cleaning and a pet deposit will be applied for a subsequent visit.
You Guarantee the following:
Your dog(s) is/are current on their shots and have proof of rabies protection.
Your dog(s) is/are on active flea and tick prevention. Please do regular tick checks on your dog, especially in the spring and early summer.
Your dog has been socialized to be around other dogs and people Owners are responsible for the care and interaction of pets on the property.
Any guest whose pet(s) create an excessive disturbance or engage in unsafe behavior may be asked to leave at the discretion of ARC. In such a case no refund of any fees paid will be made.
Please clean up after your pet. Poop Bags and receptacles are provided in the cabin and on the grounds. There will likely be other guests with pets here as well. Please be willing to work together to make this a good experience for everyone. If a guest or staff member is uncomfortable around your pet, we ask that you make every effort to adjust activities accordingly.
Smoking & Housekeeping
Smoking – All cabins are non-smoking
Smoking is not permitted in the cabins. Smoking is permitted on the porches and grounds. Please do not smoke within 25 feet of any open door or window. Please dispose of smoking materials responsibly.
- Use the ashtrays provided on the deck of each cabin and empty in the trash when finished
- Please do not drop butts on the ground.
There is a $200 charge if smoking is detected in the cabin.
Our Cabins are Not housekeeping cabins. Our $45.00 cleaning fee is super low compared to our competition. Others charge as much as $175.00 per stay. We do however expect that you will keep your cabin clean and leave it in broom clean condition, empty all trash and bring it to trash cans, clean your own dishes, pots, pans, glasses, cups, etc. and leave them on the dish rack. Linens and towels will not be changed during your stay of 3 days or less. On stays of 4 or more days, Linens will be changed every 4th day at no charge unless there was an accident in which case you may call the office for a change. Daily housekeeping and or linen and towel changes are available at $25.00 per day upon request.
